What is the practice of applying information models in modern construction
The editorial board addressed one of very few, in our country, experts on BIM-technologies, with a request to express their opinion on the practice of applying information models in construction. This is Marina Anatolievna Velichko, Candidate of Science (Economics), director of the company “Metallomontazh”, the developer of PC “SMETA-XXI”, a member of the committee of analytics of the Construction Chamber of Ukraine.

“Development of the construction industry today is impossible without the introduction of VIM-technologies.
In my opinion – not only the software developer for the automated calculation of the estimated documentation, but also the head of the construction company, BIM technology is especially relevant in situations where a tender is conducted and, as a rule, the project is not yet available, since the investor has not yet determined whether it is worth investing in the project at all. In such a situation, our company constantly chooses: either at its own expense to be included in the game on the development of information modeling in construction, or refuse to participate in large tenders.
Since, one of the main goals of building a BIM in the construction industry is a comprehensive assessment of the size and validity of upcoming investments in the construction of the facility, let’s share the experience of using information models of data in the pricing system in Ukraine, which was accumulated as the development and operation of software products designed to calculate estimates .
As the number of software complexes (PCs) in Ukraine was increasing in Ukraine, for the purpose of determining the cost of construction, at all stages of the investment construction process, there was a need for docking at the information level of all software products intended for the calculation of estimates.
Not all construction participants (“designer”, “customer” and “contractor”) had the same PCs to determine the cost of construction, which was a certain deterrent to the widespread introduction of hardware and software in determining the cost of construction and calculations for the work performed.
To solve the problem, developers of the leading software systems for calculating estimates have developed a special data transfer technology-data unit (ISD).
IUD is a file with information, which is one of three results: the development of investor documentation, the development of a tender offer or a report on the work performed.
The above scheme shows a situation in which the investor documentation was developed using the software complex “SMETA-XXI”, a tender offer – PC “AVK-5”, and reports on the performed work was planned to be developed using the PC “Construction Technologies-Smete”, PC ” АС-4 “, ПК” ИВК “, with the subsequent exchange of data between them. In this case, the Ibd is transmitted in any accessible way: on removable media or via e-mail.
To implement the described feature, all software systems must have I / O blocks of the IUD.
The IDE is a coded file containing alphanumeric information in the Windows-1251 encoding. An IDD file can have an arbitrary name and mandatory extensions.
In the first stages of the implementation of the ISD, this technology has allowed automating the information compatibility of various software products designed to calculate an estimate of about 85%. After entering the IUD, some of the source information, depending on the individual features of a particular PC, should have been corrected or entered by the user on its own. Today, we have achieved 100% coincidence of the information transmitted – these are billions of projects, and the full compatibility of 5 software complexes that are used to estimate the cost of construction and reconstruction of 95% of construction companies in Ukraine. By its very nature, this is the realization of BIM-technologies.
Of course, the IUD reflects only one process – the definition of the cost of the construction object. To implement the full cycle of construction management, it is necessary to create a unified concept of the information space of the construction industry, which will allow to combine software products designed to solve various tasks, from project development to forecast estimation of the cost of operation of the construction site.
